5 maintenance check-ins for mindful landlords this spring
With the spring thaw, comes spring maintenance! This week, we're tackling five key maintenance checks for you to make on your property this spring season!
1. Do a post-winter walkthrough
First and foremost, one of the quickest ways to check for any maintenance issues is to do a quick post-winter walkthrough of your property. Don't delay in checking for any issues with the outer or inner walls, mold, water damage or leaky eavestroughs, as these problems can quickly become more severe if not addressed in a timely manner.
2. Check in with your human assets
Issues with the structure of your unit aren't the only things that require a little TLC from time to time lest they deteriorate! After a cold dark winter, check in with your tenants for any small things that may not be running quite right - replace batteries in smoke detectors, fix leaky faucets, and address leaky toilets or drippy sinks. Your property will stay in better condition - and your tenants will thank you for it!
3. Easy eaves
Mentioned above, one of the most key maintenance items on our list each year is cleaning out our eavestroughs. Oftentimes this is a forgotten chore, but a clogged eavestrough can create water damage, cause a leaky roof, and contribute to structural damage on a higher level than one might think! Removing clogs is as simple as scooping out winter debris, and forcing out any blockages with a garden hose!
4. Don't forget your HVAC!
Winter is a tough season for furnaces and HVAC systems everywhere. Since your tenant probably kept these systems working hard all winter, attending to proper maintenance now prevents costly emergency replacements and repairs later! This timing for check-ins is opportune for air conditioning as well, as hotter weather will bring the AC back into the spotlight as well. Remind your tenants to change out any air filters, and try to address any inefficiencies in the systems early!
